New Detached Dwelling in Mill Lane, Ickleton, South Cambridgeshire
We have been involved in a wonderful project involving Border Oak Design and Construction Ltd for the erection of a detached dwelling in the grounds of an existing dwelling in Ickleton, an attractive village in South Cambridgeshire.
The site is located within the settlement limits of the village, albeit in a reasonably constrained location in the grounds of Normal Hall, a grade II-listed 15th century farmhouse with additions from the 16th, 18th and 19th centuries. The curtilage of Norman Hall had previously been sub-divided with planning consent having previously been given for a detached, Border-Oak designed and constructed dwelling. However, with the current owners of this earlier dwelling wishing to prepare to downsize, they approached us in order to help devise a strategy and ultimately make a compelling case to South Cambridgeshire District Council that the further sub-division of the site would be acceptable.
Thus, working very closely with the design team at Border Oak together with the excellent heritage advisor Ian Dieffenthaller, a scheme was devised for a timber clad barn-style dwelling reflective of similar styles elsewhere in the village, not least Little Farm Barn, which was designed by Border Oak, the designers for this project. Very careful consideration was given to its siting, not only in the context of the setting of Norman Hall, but also in relation to the existing curtilage-listed boundary wall fronting Mill Lane, as well as the character, appearance and special character of the Ickleton Conservation Area.
Pleasingly, officers at South Cambridgeshire District Council were extremely amenable to the consideration and approach taken in the design, preparation and submission of the proposals and the application was approved with no amendments required at application stage. Planning permission was thus granted for the project with development hoping to start in the very near future.
